But there is a problem almost no listing clarifies before you book: that villa has been split into apartments. The pool you see in the photo is shared between two, four, six different units. You arrive, you unpack, you walk out to the garden, and there is a family you have never met already sitting at the edge of it.

That is not what you had in mind when you searched for 'total privacy' and 'relaxing family stay'.

This is not an isolated case. As one Tuscany travel expert put it, private villas for small groups with real exclusivity are very rare. Most properties have been divided into independent apartments, each with its own kitchen and outdoor space, but with the pool shared among all the units. More apartments in the same property means less exclusivity, not more.

The result: you spend hours scrolling through listings that all start to look the same, you message hosts for confirmations that never arrive or arrive vague, and you book with an uncertainty that does not go away until the moment you actually walk into the property.

The most common mistake? Trusting the generic promise of an "authentic Tuscan experience" without checking first whether the pool and the spa are really reserved for you alone. Tuscany is authentic everywhere. Exclusivity is not.
